The book, while a little dated now, is packed with comparison tables, and backed up with information and resources designed to make the whole loan application and selection process easier. The books dissects the offering borrowers an insider's insight into the motivations and reasons that can drive particular home loans, and in doing so equips them with an understanding or mortgage brokers and the broking industry.

Your Mortgage and How to Pay it Off in Five Years has been written with as a guide aimed at educating as many people as possible while using easy to understand jargon free language. It covers a variety of areas and topics including; motivation, loans, choosing the property, and budgeting. It's main focus however is centred around reducing costs and increasing disposable income, and while it doesn't really focus on mortgages that much, it does give you some great tips on how to free up income to put toward your mortgage.

Penguin Home Buyers GuideThe Penguin Australian Home Buyers Guide
Nicholas Humphrey, Penguin Books

This guide gets updated every year or so, which is great as many things change from year to year. It focuses mainly on purchasing the property, however has a small section devoted to finance. The book covers subjects such as establishing your goals and needs, researching the property market, finding and buying your house, understanding the legal process, investing in property, maintenance and pest control, renovating and selling, and negative gearing etc.

The Property Investor's Handbook
Graham J. Airey, Wrightbooks

This handbook provides a lot of advice and research on a number of different property types. It deals with location, principals for investing in and choosing a specific type of property, maintaining the property, and various other things such as leases, property trusts, selling the property and developments etc. It is a great book for anyone thinking of investing in property as it shows you that there are a number of things to consider when thinking about investing in property. It's a little more technical, however is still easy to read, and shows a lot of factual data tables and examples etc. It shows you the type of information you should be looking for, and encourages you to remove emotion from what should be considered as a business transaction (remembering this is for investment).


More Money
With Paul Clitheroe & Belinda Gibbon, Penguin Books

Based on the popular channel 9 TV series "Money", hosted by Paul Clitheroe, this book takes examples of stories covered during the series, and explains the do's and don't of various finance related matters. Topics covered include; how to maximise savings, budgeting, how to shop better, buying cars, how to best use credit facilities, mortgages and real estate, insurance and investing tips, and success stories. The book covers the second series of the TV program, and a first book titled "Money" offers the same sort of information, however focuses on the first TV series. A good read that shows limitless commonsense approaches to finance related matter, and covers a broad range of topics beneficial to the average household.


Rich Dad Poor DadRich Dad Poor Dad
Robert T. Kiyosaki, Tech Press Inc

Kiyosaki uses his childhood as the vehicle in which to deliver the lessons he has learned about business and investing. He uses examples of what his own well educated/qualified and government employed father (who he refers to as his "Poor Dad") had told him, and how he learned from examples and instruction from his best friend's dad who was wealthy, didn't have a proper education etc, however was business smart (whom he refers to as his "Rich Dad"). The catalyst it seems for this book, is what he mentions as the lack of financial education most children receive from schooling and generally from families as well. I thoroughly recommend all of his books, having come from a background where financial education wasn't even considered. If you can get your children to read them, even better.

Like the above book, this one is centred around teaching younger people about finance. This one differs from the above however, in that it gives you example of how to impart the knowledge and motivate your children to learn more. You will probably learn a thing or two yourself!

Another interesting read by Robert Kiyosaki, Cashflow Quadrant primarily focuses on how to make money outside of your normal employment, by being business owners, self-employed, investors, or an employee. Topics include discussions on which quadrant you are in, should be in, or is best for you to be in, business systems, fears and overcoming them, and some motivational techniques and ideas for you to take control of your life and finances.

Richest Man in BabylonRichest Man in Babylon
George S. Clason

Richest Man In Babylon teaches basic debt reduction, saving, and wealth creation principals using characters in the ancient city of Babylon as a vehicle to get the message across. This is more of a beginners book, however has relevance to everyone and anyone trying to better structure their finances. The stories using ancient characters such as The Money Lender, The Sword Maker, and of course The Richest Man in Babylon, are entertaining as well as educational. The earlier you can read this book and follow it's principals, the better you will be able to be in a position to invest to increase your wealth.

Think and Grow Rich
Napoleon Hill, Wilshire Book Co

Think and Grow Rich was first published in 1938 by the Ralston Society. It focuses on self-motivation and putting your ideas into actions, and remains one of the classics of motivational literature. Its as popular and relevant today as it was when it was first published. The book uses examples of situations and entertaining stories (such as the one about "The Man Who "Thought" His Way into Partnership with Thomas A. Edison") to bolster the reader into realising that they only thing between them and success is action.

The Millionaire Next Door
Stanley/Danko, Harper Business

 

The Millionaire Next Door takes an in depth look at a large cross section of America's wealthy, particularly those with at least $1,000,000 in net assets. It doesn't mention names etc, but focuses on their habits and philosophies in regard to life style and financial success. It gives a character description of the typical millionaire, and then breaks up in percentages who does what, why, and how. A great book that gets you thinking about how you could change little or a lot of your living habits etc, with the view of increasing your financial wealth and success. Much of the information comes from a study conducted from May 1995 through to January 1996, where wealthy participants were asked a series of questions ranging from " household budget planning or lack of it to financial fears and worries, and from methods of bargaining when purchasing automobiles to the categories of financial gifts, or "acts of kindness," wealthy people give to their adult children".

The Millionaire Mind

Like The Millionaire Next Door, The book The Millionaire Mind focuses on a select group of America's wealthy. In this book however, the information seems more focused on the thoughts, motivation, and philosophies of the wealthy. Where as The Millionaire Next Door was a 'who and how' The Millionaire Mind is more of a 'why and where'. Although both books focus on the American wealthy, the principals and commonsense ideas apply to the ambitious anywhere in the world.

Home Loans - A No Nonsense Guide

You will find that Home Loans - A No-Nonsense Guide offers some different opinions to other home loan books, which is what its all about really. Home Loans is well written, easy to read and understand, and covers topics that include; Banks or Brokers?, how much you can borrow, different types of loans, assessment of the application, what is a pre-approval?, what is lenders mortgage insurance, and the costs associated with purchasing a home.


Loans Made Simple
Noel Whittaker, Pan Macmillan Australia

This book is full of useful tips in relation to borrowing and investing. It doesn't go into any great detail, however manages to summarise important facts and tips into a few pages on each topic. Subjects covered include; loan types, things to consider when borrowing money, how principal and interest work, mortgage insurance, tips for financial safety, and warnings for typical traps or hardships.

Real Estate Mistakes - How to avoid them How to save money

Neil Jenman is the founder of the Jenman System, which is used by various real estate agents as a method of selling real estate which supposedly focuses on the benefits for consumers ahead of benefits for agents. The book may be considered a little controversial, as some people within the real estate industry don't agree with a number of his philosophies or thoughts. That's alright though, that's why we have free speech!
